Discussion For those that live in the suburbs, how often do you go to Dallas proper or downtown Dallas?

And for those in Dallas proper, how often do you go out to the suburbs?

With how big and sprawled out DFW, seems like each subregion can get a little insular.

What brings you to drive out of your immediate area to somewhere else?

Question Houses being torn down and replaced with McMansions

What is the deal with the huge volume of houses being torn down and replaced with much, much bigger ones? I am seeing it mostly west of I-75, but it seems to be happening in many areas. Houses in the $400k range with around 2,000 sqft are being replaced with homes of 4,000-6,000 sqft with prices between $1.5 and $2.5M. Who is doing this work, and who is buying these homes?

Question Lawyers specializing in Legal Incindents during a Mental Health Crisis

A friend of mine was recently pulled over in Collin County during a mental health crisis. She ended up getting committed involuntarily at a local hospital on 10/08/26.

The police officer who took her in hasn't submitted any citations or warrants yet, but he says he will when she is released (family has this on audio recording).

The hospital keeps extending her hold and since there is nothing documented in the Collin County Court system the family is struggling to get answers about what is happening with her.

There is a social worker assigned to her but the answers provided to the family are vague with no timeline.

I would like to help my friends' family find a lawyer with expertise in mental health crisis situations. Any recommendations are appreciated.

Much thanks.

Question Does anyone know of meeting space open after business hours?

Random question, but I am looking to rent/use a meeting room near Plano for after business hours, around 6 to 9 PM tomorrow. Capacity around 6 to 8 people. Cheap or under $50 for a couple hours. We need a table or desks and a wall or whiteboard.

We need to be able to talk and hear each other at a reasonable volume.

If there's a restaurant that fits the bill, we can order food.

We really don't need any other accommodations.

I know that public libraries have meeting spaces, but they are either $100+ to rent, not big enough for 8 people, or only open to residents of that city, and since this is mostly a meeting of Dallas and McKinney etc residents, none of us are residents of the cities in between.

Thank you for any ideas!

History You guys might enjoy this, poking fun of The Colony

Should note that ive lived here for pretty much my whole life and would love to leave. Also tagged this as history since it does talk about the history of the city.

The Colony, TX is an interesting city. With an emphasis on the word 'interesting' and very light on the word 'city'

The mere existence of this town is unlike any other city in the Dallas Metroplex. Most cities in the DFW Metroplex were founded in the 1800s becuse someone thought they were good spots for train stations. But The Colony didnt exist until 1973. And the only reason The Colony even exists at all is becuse some guy who worked for a now-defunct homebuilder wanted to play Cities Skylines, but didn't want to wait half a century for it to come out. im not kidding

And, becuse common sense is an endangered species, people in the seventies heard about this new thing in the middle of nowhere called "the colony" and decided it was a good idea to head over. Good thing it was just a subdivision and not a cult or a Ted Bundy situation.

Now when The Colony started, it was just a nothing town with no McDonald's, grocery stores or easy ways to get there, but fifty years later, it grow into a bustling city with... no McDonald's, grocery stores or easy ways to get there. But at least traffic got super worse, a highway and a superstroad shreds the city, and we have Grandscape now.

Now that you're familiar with the history of The Colony, lets move on to the geography and areas.

The Colony is right by a lake, as evidenced by the slogan "City by the Lake" along with the giant blue splotch adjoining the city on Google maps. But that slogan, along with a pay-to-enter park and a trail, is literally the only thing The City by the Lake does with the lake. Oh wait, there is/was apparently a marina, but that might technically be in Lewisville.

But the lake does keep storms from the city. Couple years ago, a major storm knocked down trees, took out traffic lights, and even destroyed part of my former friends house in a neighboring city, but the extent of damage in The Colony was a few branches that fell.

In addition to the lake, the Colony has four general areas.

  • The original subdivisions from 1973

  • The Tribute, a high end golf course/McMansion development built in the 2000s/2010s

  • Grandscape, a shopping/entertainment district that was built in the lake 2010s/2020s

  • Austin Ranch, a mixed use residential and shopping development that sprung up around 2000

I already touched on the original parts of the city, and I have almost zero beef with Austin Ranch. That place is awesome, feels very European in their urban design. Only flaw, theres no transit there (theres no transit anywhere in TC, but this area is practically shoved inside of Plano, theres a DART bus route like 2 blocks from there)

So that only leaves the Tribute and Grandscape, and both have lots of material.

The Tribute is a MASSIVE development of McMansions on a street network that is as easy to navigate as an IKEA, and the non refective black street signs dont help. If you feel like spending north of 800k to live the movie Vivarium, but with Texas McMansion architecture and the the non-zero chance of getting hit with a golf ball, this is the place for you.

Grandscape is almost the opposite. Theres still a chance of getting hit by golf balls, but only if you walk into the two mini golf places. Otherwise its just a place for drinking, and overpriced stuff. But at least theres signs that let you know where things are.

Fun fact: at some point in time, The Colony took over another town called Eastvale. This city, some time before the annexation, has a police chief named Joseph Schreibvogel, more commonly known as Joe Exotic. Yes, THAT Joe Exotic.

I guess thats it for the city itself. I have more beef but thats mainly with people/institutions.

Going to make this short, but I recently had to put my beloved dog to sleep yesterday, and I am currently going through hard grief. I’m trying to see if there are any support groups I can join so I don’t have to feel alone in this. Preferably in person. TYIA

Looking for a trustworthy vet for my 14 year old dog. We've used the same vet clinic for several years but they have become really frustrating to work with and my dog has become more and more anxious each time we walk through their doors. I'm at 635/DNT so preferably in that area but willing to make a drive if needed. Bonus if they have a great exotics vet too!

News How Abbott and Paxton manufactured a fraud case against the East Plano Islamic Center after state regulators found no wrongdoing

After the East Plano Islamic Center (EPIC) proposed a 402-acre neighborhood development north of Dallas, Gov. Greg Abbott’s office circulated a secret memo directing state agencies to find ways to shut it down. Six career investigators at the Texas State Securities Board examined the project and unanimously concluded there was no securities fraud, yet AG Ken Paxton sued the mosque anyway, falsely claiming the agency had found "flagrant" violations. When the state’s top securities regulator called the lawsuit "horseshit" and "corrupt" and refused to sign a pre-written declaration for Abbott's office, he was forced to resign after 25 years of service. Elections are coming up friends, let our voices be heard.

TL;DR Texas officials tried to block a Plano mosque's housing development by investigating it for securities fraud; when career state regulators found zero wrongdoing, Ken Paxton sued the mosque anyway and Greg Abbott's office forced the head regulator to resign for pushing back.

Event Hintz and MacKinnon drop the gloves — seven months after that injury

Roope Hintz landed several punches, MacKinnon was bleeding afterward, and the Stars bench had plenty to react to. But what did MacKinnon say caused the fight? And what did Gulutzan notice about Hintz before the game?

We covered the 3-2 loss from American Airlines Center.

Hey, public Zoom that anyone is welcome to join to learn more about Dallas County Prop A from Sarah Kahn at Housing Forward. Encourage you to join (it's free to RSVP) before early voting starts next week!

I also made a little tool https://dallascountypropa.base44.app/ that lets you calculate what Prop A would cost you whether you are a renter or homeowners. For the average renter, estimated increase would be $3.80 per month.

Question Are there any Dallas-area contractors who would be willing to help me get a contractor discount at Sherwin-Williams?

Hi everyone! Are there any Dallas-area contractors who would be willing to help me get a contractor discount at Sherwin-Williams?
I’m a single mom currently going through a divorce and trying to repaint my home on a budget. I honestly didn’t realize how expensive paint has become! I stopped by Sherwin-Williams today, and one of the employees suggested ordering through a contractor to get better pricing.
I would be incredibly grateful if anyone would be willing to help me out or point me in the right direction. I’m purchasing the paint myself and just hoping to save a little where I can.
Thank you so much in advance! ❤️
