Serious Does off-campus student housing require a guarantor?

I'm a grade 12 and every second day my parents in every argument threaten to not pay a single penny for my tuition and also threaten to withhold tax info for OSAP. If i want to go to a friend's house across the street they threaten to not pay for uni. If i have an after school club that meets until 5 or 6pm they threaten to not pay for uni. Etc. etc. And i always listen to them (missing out on hundreds of hangouts with my friends to the point they don't talk to me anymore) because it terrifies me not being able to go to university. They use it as leverage to get their way in every single argument.

Anyways i'm seriously considering taking a gap year (or even two) to work full time and build a financial safety net in case the worst happens.

I plan to move out for uni and obviously dorming is only for first year. I heard that for off campus housing in second year most landlords require a guarantor and i'm pretty sure my parents will refuse to be one. So what do i do? Is it true that even if i show proof of more than enough savings i'll still need a stupid fucking guarantor? That would be so frustrating. Sorry i'm just really stressed and i'd like to plan out things in the long run even if it may be several years away. I just want some reassurance that i won't go homeless in uni. Thank you.

So my situation is a little confusing I’m Canadian but did all my high school years except gr12 outside of Canada so no grade 11 marks i graduated last year but didn’t apply to unis (wasn’t sure if i was going to graduate as my guidance counselor was confusing), so rn im finishing my second last 4U course in adult ed nightschool, im planning to do grade 12 calc as its also a pre req for most the programs I want to get into (finance and accounting) but im wondering if i should even apply now as I dont have any grade 11 grades to show nor have i completed the required 6U/M courses plus haven’t enrolled in calculus yet either so wondering what i should do.

Admissions Applying to Ontario universities

I am currently a senior in British Columbia and I recently applied to Waterloo, Guelph, UofT, and Queens for Mechanical Engineering. All of those schools require Calculus 12 which I am not in right now because the AP Calculus class at my school is a lottery and I didnt get in last year and didn't see the purpose of trying to get in this year because I took the AP Calculus BC exam last year and got a 5 but it does not appear on my transcript so I do not really know what my course of action is here.
