I’m currently processing a home loan with HDFC Bank and wanted to understand how the property insurance requirement works, particularly for a house that is still under construction.

My offer letter has the following clause under 9(A):

“The borrower undertakes to insure the property for full reconstruction value and assign the policy in favour of HDFC Bank Ltd. You can avail property insurance from any insurance company of your choice. Customer's participation in this policy through us is entirely voluntary.”

My situation is slightly different from a typical home loan:

• The house is already around 60% self-funded.
• I am taking a ₹27 lakh HDFC home loan only for completing the remaining work.
• The remaining work includes electrical wiring, plumbing, flooring and interior works.
• The house is therefore still under construction/finishing stage.
• The loan will be used to complete the house rather than construct the entire house from the beginning.

My question is:

Does HDFC require me to take property insurance before the loan is disbursed, even though the house is still under construction?

If anyone has experience with HDFC home loans for construction/completion, I'd especially like to know:

1. Did HDFC ask you to provide property insurance before the first disbursement?
2. If the property was still under construction, what type of insurance did you take?
3. Did HDFC accept insurance from an insurer of your choice, or did they insist on HDFC ERGO/Bajaj Allianz?
4. Was the insurance required only after construction was completed?
5. Did HDFC withhold the disbursement until the insurance policy was submitted?

I'm not looking for life insurance/loan protection insurance. My question is specifically about the property insurance mentioned in Clause 9(A).

Any experience with HDFC construction/completion loans would be really helpful. Thanks!
