After news of Woody’s Raw Bar & Grill‘s plans to move to a spot across the street, residents and social media users have been asking about the future of Island Warf Center, which sits along the Elizabeth River near the Great Bridge Bridge.
The shopping center property is considered prime real estate, highly visible along Battlefield Boulevard North and with exclusive water views.
The owner plans to redevelop the site as well as nearby property to support the city’s Great Bridge Village plan, including enhanced walkability, sidewalks and new buildings, to create a true gateway to the neighborhood.
“We hope that by owning all the property from the new Woody’s building all the way down to the Dollar Bank that we can really make a new and much needed update to the entrance of Great Bridge something substantial that residents can be proud of,” said Jennifer Carpinelli, who has a long-term plan to develop the area with her husband, Derrick.
The Carpinellis, known for operating the now closed Off the Hook seafood restaurant, bought Island Warf Center for $2 million through their GH Wharf LLC in September 2022, according to online city property records.
The 1.24-acre property, built in 1986, had always been known as Island Wharf Center, except a sign out front dropped the “h” in Wharf at some point. It had been owned and managed by John Mair, with Mair Development Corp., from 1993 until his death in May 2021, then Mair’s wife, Madeline, took over.
Throughout the years, notable tenants included the Chesapeake Humane Society, a scuba shop, a yoga studio, a campaign headquarters for Barack Obama and, of course, the longstanding Woody’s Raw Bar & Grill.
“My husband faced challenges with leasing, which led to lower rental rates,” Madeline Mair said.
Maintenance was maintained and issues — primarily concerning roof leaks and inadequate heating, ventilation and air conditioning systems — were addressed from when Madeline Mair took over ownership until it was sold in September 2022, tenants said.
When the property sold, Mair in an email to tenants referred to it as a mixed blessing, noting she was leaving a tremendously wonderful group of businesses.
