I’m not too sure why I’m nervous. Maybe because the place looks really nice and I really want to get it.
Also, I have a young-looking face and I’m in my early 30s, so I’m afraid the landlord won’t take me seriously or something.
What are some questions I should ask during the visit? And what are some red flags I should look for?

I need help moving out of my current apartment. I don’t have any friends who can drive and are free this weekend. I’m in a very bad situation with my roommates and just really need to get myself, my furniture and my cats out of it. I can’t really pay anyone more then like $10 cause I’m not financially in a good spot I just really need help from people who won’t screw me over.

Hi! I’m looking for a new apartment in Montréal and would really appreciate recommendations from people who have actually lived in the buildings they’re suggesting.
My current lease ends November 30, so ideally I’m looking for a December 1 move-in, although I could potentially move sometime in November if the right place came up.
I’m a woman living alone, so my biggest priorities are safety, cleanliness, good building management and being reasonably close to a metro.
What I’m looking for:
Studio or 1 bedroom
Ideally $1,000–$1,200/month
$1,400 is my maximum
Close to a metro, preferably within about a 10-minute walk
Clean and well-maintained building
Secure entrance
Responsive management
No known recurring issues with mice, cockroaches or bedbugs
Enough space for a queen bed, desk and a few pieces of furniture
Laundry in the building at minimum, in-unit would obviously be amazing
Open to different neighbourhoods
I’ve been looking at Marketplace and rental listings, but I’m realizing that a nice unit doesn’t necessarily mean the building or management company is good, so I’m especially interested in hearing from people who can recommend specific buildings, landlords or management companies based on personal experience.
I’m also happy to hear about places/companies you think I should avoid.
I know no building can guarantee that an issue will never happen. What matters to me is that the building is generally well maintained and that management actually responds properly if something does happen.
I’m also very open to lease transfers or upcoming vacancies. So if you currently live in a building you like and are transferring your lease, know of a unit becoming available, or have lived somewhere you would genuinely recommend, I’d love to hear about it.
Basically I’m looking for both actual apartment leads and firsthand building/management experiences from people who have lived there.
If anyone knows of a lease transfer, upcoming vacancy or building I should look into for November/December, please let me know. Thank you!

Hi everyone,
I've been dealing with a serious mouse infestation in my rental for about two months. I hear them in my walls all the time and used to have occasional an mouse before, but in the last month I've caught around 6 alive and one dead and I suspect there are more. They've wrecked my pantry, and last week I spent 4 hours moving appliances and everything else in the kitchen to find a dead mouse in the wiring behind my fridge.
Timeline with my landlord:
I told her about it, and she booked an exterminator, he came to my apartment for the first time on July 28th. He only left traps, with no follow-up and no sealing of entry points.
Things got worse, I asked my landlord organise another visit. About more than a month later, he came back, said “he didn’t have all his stuff last time” and left more black boxes with poison in them and left 3 glue traps. Again, no follow up. After that things got way worse. I pushed my landlord 3-4 weeks in, asked her to send someone else or send the maintenance guy to seal potential openings that I had identified, she was on vacation and said "do whatever you want."
I bought supplies and sealed several holes myself (no receipts, and I never billed her).
I bought more traps and asked for a faster follow-up. The earliest she could get was 6 days out, that visit just happened today and the guy again left some poison boxes and traps. I wanted to show him a “hotspot” area and opened the door of a cupboard and saw a mouse running right there in front of him, he didn’t even look in that direction or try to do something about it.
After finding the dead mouse, I messaged the landlord about the incident to tell her the severity of the situation and her reply was “the exterminator visit is arranged, I mentioned it already”. I feel like she is not taking this seriously.
I will call 311 for an inspection next.
I have photos of caught mice and droppings, and my messages with the landlord are on Messenger.
My roommate who is not on the lease just told me she will be moving out end of this month because she too is too uncomfortable with the situation and can’t sleep in her room with mice possibly running around.
My lease ends in June 2027. I was reluctant to move but the last couple of days have been really hard, especially after the trying to find a dead mouse in my kitchen for hours. I've been looking for another place on the side for a while but I just found a good place starting Nov 1 that fits my budget, and is conveniently located for me. Places like that are hard to find but I am unsure if I should sign that lease just yet. If my landlord doesn't agree to end the lease, I'll be paying rent at both places. I don't want to default on rent without a signed termination agreement. My plan is to ask for a mutual termination, and go to the TAL if she refuses.
My questions:
Has anyone gotten a lease terminated early at the TAL over pests? How long did it take? What all will I need to make my case strong?
Realistically, what rent reduction or damages did you get?
Can I claim the overlapping rent if I sign a new lease because this unit is practically unlivable?
Any tips for a landlord who stalls? Anything I should do before filing?
Thanks!

Hi everyone! ❤️
I’m looking for a small private studio or bachelor apartment in Montréal where I can settle with my dog. My ideal move-in date is November 1st, and my budget is up to $750/month, preferably with some utilities included.
I’m currently renting a room for $680/month, including Wi-Fi and electricity, but I’m hoping to find a place of my own where I can live with my dog again. She’s my emotional support dog (a 25 pound cocker spaniel) and I’ve had her for 15 years. Due to a recent separation, she’s been living with my ex husband for the past six months, and finding a place where we can finally be together again is really important to me.
I’m open to any neighborhood in Montréal. I don’t need anything fancy, just a small, clean, cozy space to call home until I get on my feet. I’m also open to a bachelor apartment or a small unit in a duplex or triplex.
If you’re an independent landlord with something available, or know of any leads, I’d be incredibly grateful if you could send me a message. Thank you so much! ❤️

So, after speaking to my neighbours, I suspect my landlord may have falsely declared the previous rent in Clause G of my lease.
The previous tenant was an elderly man who apparently lived in the apartment for a very long time (30+years) before passing away.
I missed the original deadline to contest my rent, because I didn’t know about this, but from what I understand, if I discover that Clause G contained false information, I have two months from that discovery to file with the TAL.
My problem is figuring out what the previous tenant actually paid.
I’ve checked the Rental Registry and even searched TAL decisions, but found nothing for my unit.
I’m hesitant to ask the landlord directly because they’ll obviously know I’m investigating.
Has anyone been in this situation? How the heck do you get previous leases?
Is there any way to access a deceased tenant’s previous lease or rental records without going through the landlord?
I’d rather not pay for a lawyer so I’m trying here first
Any advice would be appreciated!

I asked a landlord on Facebook Marketplace which floor an apartment is on, and they said, “Not sure, maybe the second and third?”
How do you not know which floor your own rental is on? Is this a red flag, or am I overthinking it?

According to my friend, anyone listing apartments right now is sketch.
Leases were in June. Maybe tenants left after something, but that means something’s wrong. No one breaks leases for good apartments.
What do you guys think? Am I overthinking it or is mid-cycle availability a red flag?

Hi everyone
I’m new to Montreal and currently looking for an apartment to rent. I came across a place in the McGill Ghetto that looks really nice, and I’m seriously considering it.
However, as a woman who would be living alone, I’m trying to be extra cautious and make sure I feel safe in the neighbourhood before committing to a lease.
I’ve read some mixed things online. Some people mention homelessness in the area and say they’ve experienced harassment from people on the street. I’ve also come across comments about rats in some of the buildings, which honestly made me a little concerned.
I know that experiences can vary a lot depending on the exact location and building, so I’d really appreciate hearing from people who currently live there or have lived there in the past.
Do you generally feel safe walking around, including in the evenings? And are the issues with homelessness, harassment, or rodents as common as some posts make them sound?
Any honest feedback or advice would be greatly appreciated. Thank you!

Hi! I’m researching how small landlords (can be even just 1 property that you live in) in Montreal deal with maintenance, especially in older buildings (Plateau, Rosemont, Villeray, Verdun, etc.)
How many repairs do you have to deal with each year per unit? How many of those can you handle yourself vs have to pay someone to do it?
When a job legally required a licensed contractor (RBQ, electrician, plumber), how do you find the right people for the job for a good price?
If you rent at least one property in an older neighborhood do you feel like the prices associated with maintenance/repairs outweigh whatever rent provides?
thank you!

$1,494/month | 563 sq. ft. | 14th floor | Available Nov. 1
888 Saint-François-Xavier – Les Étoiles
I’m genuinely going to miss this apartment. I originally fell in love with it because of the fireplace, but the location ended up completely spoiling me.
It’s a cozy 563 sq. ft. 1-bedroom on the 14th floor of Les Étoiles, right at the edge of Old Montréal and the Quartier International. Place-d’Armes metro is basically across the street, Notre-Dame Basilica is a few steps away, and you’re right beside the Palais des congrès, Chinatown and the Old Port. The building sits directly above the Embassy Suites hotel.
One of my favourite things in winter: once you cross over to the Place-d’Armes / Palais des congrès underground access, you can enter Montréal’s underground network and keep walking through downtown. I used to make it all the way toward McGill station without having to go back outside.
The apartment itself has a really warm feel: hardwood floors, large windows, electric fireplace, air conditioning, dishwasher, stainless-steel appliances, in-unit washer/dryer and a proper full bathroom with bathtub. There’s also underground parking available for $200/month extra.
I also installed a Hilo smart-home setup, which will stay with the apartment. You can control the heating remotely from your phone, set schedules and manage energy use much more intelligently. Hydro-Québec currently says compatible Hilo smart thermostats can help reduce winter electricity costs when used with its Flex D program. My Hydro has recently been around $40/month, although obviously that depends on your usage.
Another small perk I’ve genuinely enjoyed: because the residences share the complex with Embassy Suites, residents currently get 15% off at the hotel bar.
Important: this is a new lease directly with building management, not a sublet. Rent will be $1,494/month and the applicant needs to meet the building’s normal approval criteria. I’ll connect serious applicants directly with management for the application and lease.
Move-in: New lease for November 1, with some flexibility for the physical handover toward the end of October.
The apartment is unfurnished. I’m also selling my bed frame, mattress and a few other furniture pieces separately, which may make moving in easier.
