I recently moved into a newer/luxury high-rise apartment in a Midtown area, and I’m trying to figure out whether I’m overreacting or whether I should seriously push management for a unit transfer or cancellation of my lease.
I’ve been here for less than a week and have already had around 6+ maintenance/move-in issues. To list a few

- An electrical outlet was damaged and needed to be repaired/replaced
- Cigarette butts were left on the balcony from before I moved in
- There was a random/unidentified large metal piece or debris left on the bathroom floor
- The water pressure was suspiciously low.
- The washing machine had cloudy/stagnant water built up inside when I moved in. Maintenance had to work on it over several days and eventually find a replacement part to fix it.
- Now I’ve noticed a fairly noticeable gap/crevice around the main entry door that lets cold outside air into the apartment

There have also been a few other smaller move-in/maintenance concerns

To management’s credit, maintenance has been responsive and most of the earlier problems have been fixed.

What bothers me is that all of this happened almost immediately after moving in. At a certain point, it makes me question how thoroughly the apartment was inspected or turned over before I received the keys. It also makes me wonder what else I might discover after living here longer.

I’m considering asking management to transfer me to another comparable unit in the same building.
The financial side complicates things, though.
My current lease is roughly $2k/month and included 3 months free when I signed. The building is now advertising 4 months free for new leases. If they offer me another unit but increase the base rent to the current market price, I’d want the current 4-month promotion applied as well and any transfer/admin fee waived.

If the transfer ends up costing me significantly more overall, I’m not sure it makes sense to move just to escape a unit that management is technically repairing.

At the same time, it feels frustrating to essentially be told, “We can move you, but you’ll need to pay more,” when the only reason I’m asking to move is because of how many problems the original unit had immediately after move-in.

I’m planning to speak with management in person and ask for one of the following:

- A comparable unit at roughly the same overall lease cost, with no transfer fee;
- If they use the new unit’s current market rent, application of the current 4-month promotion so the transfer is financially neutral; or
- If neither is possible, potentially asking whether they would mutually release me from the lease without a penalty.

I’m not really trying to break the lease or get something for free. I actually like the building and would prefer to stay. I just don’t feel like I should have to take a financial hit because the apartment I was initially given had so many issues right after move-in.

For people who have dealt with luxury/high-rise apartment management before:

Would you push for a unit transfer in this situation, or stay now that most of the problems have been repaired?

Would you accept a higher rent for the replacement if the extra month of free rent mostly offsets it?

Has anyone successfully gotten a transfer fee waived or negotiated a penalty-free lease release after this many move-in issues?

Curious how others would handle this before I sit down with management.

Hello! I landed a job in ATL a few weeks ago and need to move out within the next 2 weeks. I have been searching around with a budget of $1,850/mo base rent for a 1-bed 1-bath, and below are my top contenders. They all have their own complaints of security or roaches or management, but I don't think I can ever find the perfect place. I am working in Knight Park area right next to Geogria Tech and only have to be in the office 3 days a week, so I am fine commuting from a more northern place, and driving 40-60mins in rush hour if it means better security and living spaces.

I like the Brookhaven / Sandy Springs areas a lot and have heard great things, but I have also seen that MAA West Midtown is good and close to where I will be, so not sure what to choose. EVICTION CRISIS IN ATLANTA

From my previous post I made about moving to Atlanta in December, I got the numbers for my early lease termination .. it’s 4 bands to move out early . Within these 2 months before I depart , I do have a savings set up, as well as my checking. I do already have one retirement pension , but I definitely want to have a job set up to stack on top of that.. but with all these eviction cases going on .. can’t lie I’m thinking about calling it off with my lease right now, because I don’t want to end up in that eviction pool. I’ve heard there are plenty of opportunities in Atlanta , for the most part I feel as though I can afford to live there , but after doing some research I do need advice .. is moving to Atlanta in December .. not really a good move rn? I’m moving to ATL soon for a job, and I’m considering living in Midtown. The apartment I like best so far is one building down from a 24 hour liquor store, and there’s some men who hang out in the parking lot night and day and look strung out. The apartment doesn’t offer off-street parking, so I’d be using street parking. I’m a small woman and do shiftwork so I’d be going to and from my car some in the early morning and the late nights. Is it just a bad idea to go forward with this apartment? I guess I’m wanting to be talked into it or out of it lol. Thanks for any advice!

Edit: I should have also mentioned it’s a weird street with a lot of 9-5 businesses on it so it can get pretty deserted at night besides the men.

for context: I was laid off in 2024 and struggled for awhile to find a new job.
