Kupujem stan - Subotica

Zdravo,

zivim u Subotici i kupila bih stan. Ukoliko neko prodaje stan ili zna nekoga ko prodaje moze me slobodno kontaktirati u inbox.

Hvala na pomoci unapred!

Zillow

If Zillow cared about user experience and retention they would add a comment section like FB Marketplace so people can cyber bully owners who list $200k over market and refuse to budge

Edit: I see I pissed off a bunch of failed furniture/used car salesmen that became realtors who think it’s still 2020 and that a 1200 sq ft shit box in Spokane Washington is worth $600,000 bc they need to make a high commission or their wives will leave them. Sorry I hurt your feelings but taking 5 pictures of a house and using chat gpt to write your listing isn’t a real job

Would it be ok for a cop to invest in RE?

So to start, my friend's grandpa was a cop for over 50 years, and after receiving a promotion 20 years into his service, he decided to use the extra money towards a deposit on a rental property.

Over the decades, he has bought more than 60 properties that he still own, and has bought and sold over 100 properties in total. He's been living a fairly wealthy life since about 15 years after investing in his first property, and he achieved all of this on a cop's salary.

I was thinking about becoming a cop myself, and then my friend told me this story. It got me thinking that maybe if I started saving after a couple of years, I could do something similar.

However, I don't really know how it would be looked at in today's generation if a police officer owned multiple investment properties, or if people would see it as a problem.

Are the rent to own condos really legit? Are there no hidden fees? Who here has experience with this? How was the transaction when you talked face to face?

Buying a home

I’m looking to buy a home but I have a mobile home under my name. What’s the best option to do? Switch it or talk to the bank and say I rent it out to somebody?

Birla Pravaah: Things to Consider When Exploring Homes in Gurugram

Finding a suitable home in Gurugram involves more than just looking at apartment photos. Location, everyday convenience, available facilities, and the overall budget all play an important role in making the right decision.

While exploring residential options in the city, I came across Birla Pravaah, a residential project in Sector 71, Gurugram. The project offers 3 BHK and 3.5 BHK residences, making it worth exploring for people looking for a home in this area.

One aspect worth considering is its location near Southern Peripheral Road (SPR). Connectivity can make a difference in daily life, especially for people who travel regularly for work. However, checking actual commute times and nearby essential services is always a good idea before making a decision.

The project information also highlights lifestyle facilities and spaces for recreation. Before booking, potential buyers should review the latest floor plans, pricing, payment plans, maintenance charges, and construction updates. It is equally important to verify the project's RERA registration and other relevant documents.

If you are comparing residential properties in Gurugram, you can explore the Birla Pravaah project details and compare them with other options based on your requirements.

The math I wish every first-time buyer saw before touring a single house

Licensed CO agent. Just talking shop here, not trying to sell anyone anything.

Forget the listing price for a minute. The number that really affects your life is the monthly payment, and a lot of buyers don't see the full picture until they've already fallen in love with a house.

It's not just principal and interest. You've got property taxes, homeowners insurance, PMI if applicable, and possibly HOA fees. On a $450,000 house with 5% down, those expenses can easily add $600 or more a month on top of your mortgage. That's the number you need to budget around, not just the price tag.

Then there's maintenance, the bill nobody likes planning for. A good rule of thumb is setting aside about 1% of the home's value each year. On a $450,000 house, that's roughly $375 a month. Doesn't mean you'll spend it every month, but when something breaks, and eventually something will, you'll be glad it's there. I usually suggest keeping that money in a high-yield savings account if possible.

Another thing I tell buyers is that your preapproval amount is a ceiling, not a target. Just because a lender says you qualify for a certain amount doesn't mean you need to spend it. The goal isn't just getting into the house. It's being able to enjoy living there without stressing about every dollar.

Don't forget closing costs either. Those usually run around 2% to 5% of the purchase price and come out of the same pocket as your down payment. Having $30,000 saved doesn't necessarily mean you have $30,000 for a down payment. Depending on the deal, you might only have $15,000 to $20,000 left after everything is accounted for.

One last thing, and some people might disagree with me on this. Renting isn't automatically throwing money away. If you're planning to move again in a couple of years, the costs of buying and selling could eat up whatever equity you've built. Around five years is a decent starting point to evaluate whether buying makes sense, but every market and situation is different. Run your own numbers.

I'm a big believer in homeownership and building long-term wealth through real estate. But buying a house should improve your life, not make you house poor.

The whole process goes a lot better when you understand the numbers before you sign anything.

For those who've already bought their first home, what expense surprised you the most?

How can I reach serious investors for a 7–8 acre beachfront property in Southern Sri Lanka?

One of my relatives owns around 7–8 acres of beachfront land in Southern Sri Lanka. The property has clear legal documentation and road access, and its location could potentially make it suitable for a resort, boutique hotel, eco-retreat, or other tourism-related development.

Despite several years of trying traditional methods of reaching potential investors, my relative hasn't had much success connecting with the right people.

I'm interested in learning more about the Sri Lankan real estate investment industry, particularly how large-scale tourism development opportunities reach the people and companies capable of developing them.

For those familiar with this industry:

  • How do hospitality developers and property investors typically discover land with tourism development potential?
  • Which professional networks or industry associations connect landowners with hotel developers and investment groups?
  • Is LinkedIn useful for identifying hospitality executives and property investment professionals?
  • What skills or knowledge would someone need to get started in property marketing and investor networking?
  • Are there any common reasons why a property with development potential might struggle to attract serious interest for several years?

I'd appreciate insights from anyone with experience in Sri Lankan real estate, hospitality development, or property investment networks. I'm particularly interested in learning how this industry works and how professional connections are established.
