Islamabad Plot for 10 Million budget

Hello everyone. I want to buy a plot to construct a home for personal use. I have a budget of 10 million (can push it max to 12 million).

Requirements

  • 30x70 plot but 30x60 also works
  • Location can be on the outskirts of Islamabad since I have a remote job. But I want city access to be not to painful as most of my close family lives in main CDA sectors.
  • Plot should be 100% clear for construction ASAP
  • Society should provide the basics water, gas, electricity

I am currently considering two possible societies where i can get 10 Marla in this budget.

  1. Gandhara city
  2. Bahria Garden city (my father wants to avoids this because well Malik Riaz)

Are there any other options to consider visiting?

Bahria town has btw you can get plot in sectors f but situation in that area is on alert and also bahria license to sell
Plots has been taken, Dha has also qbaza that some sectors part

How about Top City? Don't know their rates but they have smaller plots.

5 marla is too small for me and 10 marla is too expensive there like 15 to 18 million

You can have land on registry 7-10 marla adjacent to gulberg on almost main expressway opposite to the lohi bheer

Please be careful. I got deceived and went through a long legal bottle and incurred major loss here. If you want to invest make sure it's CDA approved or it's in DHA 1-5 here. I-12 would be reasonable in your budget. You can message if you want me to connect you to my relative that works here, otherwise look yourself here or D-12 or somewhere growing. A lot of these sectors are empty but in a couple of years they will naturally rise due to population increasing and people moving in. Don't buy in gandhara or bahria. Bahria is under scrutiny with cases against Malik Riaz so although you may get a good deal somewhere, you will have difficulty selling it and most likely will have to sell at a loss.

You should check the exact phase before you pay anything. On CDA's own site Bahria Garden City has layout approved but there is no NOC yet. Gandhara is on approved list but it depends where exactly your plot is. You should ask for block of the society and look it up on cda or rda for approvals.
