Cape Coral homeowners: Do you know how your utility assessments could affect selling your home?
Cape Coral has some unique costs that homeowners and buyers really need to understand, and utility assessments are a big one.
Especially as the city continues expanding utilities into North Cape Coral.
Something I've seen over the years is that buyers and sellers don't always realize how much an outstanding assessment can affect a real estate transaction.
A few things worth knowing:
1. Not every home has the same assessment balance. Some properties have assessments that were paid off years ago, while others still have substantial balances.
2. An assessment balance doesn't necessarily have to be paid off when you sell. Depending on the purchase contract, the buyer may assume the remaining payments or the seller may be responsible for paying the balance at closing. This is something that should be addressed when negotiating the contract.
3. Buyers need to look beyond the asking price. Two similar homes priced at $400,000 may have very different outstanding assessments. That can change the actual cost of buying and owning the property.
4. Check the annual payments. If assessments are being collected on the property tax bill, they can affect a buyer's monthly housing expenses, especially if the lender includes those amounts in escrow.
5. If you're in an upcoming utility expansion area, understand the costs before you buy or sell. Even if a final assessment balance isn't showing yet, proposed or pending assessments can become an important part of negotiations.
Here's where you can check your Cape Coral utility assessment balance:
This is the City of Cape Coral's official assessment resource. You can find information about your property's assessments and how to look up balances.
If you're thinking about selling, I'd recommend checking your balance before listing your home.
If you're buying, check the assessment status before making an offer, not just when you're getting ready to close.
And one more thing. Paying off a utility assessment doesn't mean you won't have ongoing utility bills or other charges. Those are separate expenses.
I'm curious how many Cape Coral homeowners know their current outstanding assessment balance.
And if you've bought or sold a home with an outstanding assessment, did it become part of the negotiations? How was it handled?

Longtime Cape Coral residents, what's changed the most over the last 10, 20 or 30 years?
I graduated high school in 1995, and man, Southwest Florida was a different place back then!
I remember partying in the woods, those huge wooden playgrounds, a lot less traffic and just that small town feeling.
Some changes have been great. Others... well, let's just say I miss being able to get across town without planning my entire afternoon around it. ๐
And without school zone cameras watching my every move! ๐
I'm really curious to hear from those of you who grew up here or have been around even longer.
What's changed the most? What do you miss about the old Cape Coral? And what's actually gotten better?
I bet some of you have stories about places that newer residents wouldn't even recognize today.
I'd love to hear them!

Custom Home in Cape Coral
Hey everyone, looking to build a custom home in Cape Coral. After all the horror stories, I figured I'd ask around for some recommendations.
Waterfront - Gulf Access
.23 acres
Considering Coral Isle, Hanson, and Conquest Builders.
Liking the video updates at www.conquestbuildersfl.com
They seem to be the most active?
Any other recommendations to look at?

Before you make an offer in the Cape, get real wind + flood quotes on that address
Insurance is the swing factor here more than the sticker price. Two houses a few streets apart can land in different flood zones or wind bands and have very different monthly costs.
Quick checklist I use with buyers:
- Pull the FEMA flood zone (msc.fema.gov) for the exact address
- Get written wind and flood quotes before you offer, not after inspection
- Ask whether flood is required or just recommended, and what the waiting period is (NFIP is usually 30 days)
- Look at the roof age and any wind-mitigation credits (roof-to-wall, secondary water resistance, etc.)
If anyone's been through this recently โ did your quotes match what you expected, or did something surprise you?

Flood zone vs evacuation zone โ easy to mix up when you're new here
If you're new to the Cape (or helping someone who is):
- FEMA flood zone = used for flood insurance and lenders
- Evacuation / storm-surge zone = used when a hurricane is coming (floridadisaster.org/knowyourzone)
They're not the same map. You can be out of a high-risk flood zone and still be in an evacuation zone for surge, or the reverse depending on the address.
Also: regular homeowners insurance does not cover flood. If you want flood coverage, get it before storm season, not the week a system shows up.
Anything else you wish someone had explained when you first moved?

Things to do this week
Sorry to even make this post because Iโm sure this has been asked a hundred times. My wife and I and 2 friends are renting an AirBNB in Cape Coral for a week starting this Friday. We are in our late 30s and early 40s. We have no plans on anywhere to go. What would you recommend? Are there any bottle shops that sell local beers individually so we can try a few of them? TIA

๐พ Have You Seen Me? ๐พ
Last Seen: Monday, October 5th @ 11am
Location: SE Cape - Behind Fins Dive Bar/Point 57
Features: She was wearing her training collar. Icy blue eyes. She still has her dew claws.
Breed: Mini Australian Shepherd
We had a friend house sitting while we were out of town. Obviously, he had to work on Monday, but when he popped back in a little before lunch, all the animals were home. Upon our return that evening, she was gone.
I've posted on Nextdoor, ring neighbors, Instagram, and Facebook/tiktok are next. I made flyers, but due to the rain...๐ We checked at LCDAS and she was not there. They took our info and said to not lose hope. Neighbors typically try for a few days to find the owners before they take them over there knowing the possible outcome. The kids and I did ask around to some of the neighbors that were home.
If you have her or have seen her, PLEASE message me! We're so upset she hasn't turned up. Thank you! ๐ค๐ฝ๐ค๐ฝ๐ค๐ฝ

Internet options in SE Cape
Hey all, looking for some opinions on fiber providers in the Cape. It seems like a majority of folks are generally liking Quantum, but we just wanted to see if there was a true difference between Quantum and AT&T since Quantum is now part of AT&T.
We generally have a handful of devices passively connected to the internet but often stream, and I occasionally game online.
Thanks in advance!

Halloween
Halloween has been kind of down the last couple years. Barely any trick or treaters by my house, barely any decor. What are good places to go to nearby to get a good experience? Last year we went out with the kids and only 4-5 houses were giving out treats and maybe 10 were decorated.

Recommendation for Reputable Local Air-conditioning Company that does Quality Work, Please? Mini Split Issue
Hey CC community people,
I am willing to pay for good quality work, but I haven't had any luck with the larger franchise-type AC companies--mainly ones from Fort Myers. The level of each tech has varied widely, and as a result I have had some very shoddy outcomes after they've worked on my equipment (some of the very young techs were clearly out of their depth though I do realize everyone's got to start somewhere...)
Anyone know of someone local to the Cape who's in the industry that you could recommend--someone with integrity and experience? It'd be great to find someone invested in the community where they operate their business and want return customers.
At the moment I have an on-going drainage issue with a mini-split caused by two failed repair jobs, so I'd prefer someone who is familiar with mini-split condensate drainage lines. I really need an experienced professional who knows what they are doing so I can finally find the permanent solution.
I appreciate if anyone has any recommendations, thanks in advance!

Moving to Cape Coral
Originally from Miami but moved to North Alabama 2 years ago because Miami got expensive. Unfortunately, being Hispanic is almost awkward in Alabama. Also, the food here sucks ๐ I would like to hear from locals. Pros, cons, and maybe some good areas. Thanks in advance!

Best places to find wild chameleons?
My husband and I are visiting from Missouri and would love to spot some chameleons in the wild. We tried the FGCU Buckingham campus last night based on old Reddit posts but it was closed. Any advice?

Piercings in cape coral or fort Myers
Does anyone have piercing/ tattoo shop recommendations. I haven't had any piercings since I was a kid due to having problems with them when I was a kid but I'm ready to start small and get my ears done again and eventually get more done. Im looking for a place that is decently priced. I always got infections from piercings when I was a kid but I was having it done at Claire's and Walmart so I'm hoping getting it done at a actual professional shop I won't have any problems.
