Requesting Advice So is everyone’s goal here to buy a detached home in Toronto? I’m 28 and I just don’t see the appeal given how comfortable condo living has been

Genuinely curious, it’s been half a year I’ve moved into my 500-600 square feet condo I bought a few years ago and it has been amazing. Now I know difference building and layouts can change a lot but I kind of just want to coast from here and pay it off and just fully enjoy life, the thought of ever having to make another move and get more mortgage etc just makes me ask why.. I was just curious what others think as I find condo living very nice and convenient and will let me be financially free sooner vs pushing to get a house.

I’m still 50/50 on kids , I just don’t see a world where I’d be able to afford them and maintain my high quality of life (nice cars, eat out every day, expensive gym, trips etc all on 110k income)

Renos / Construction / Repairs Beware the "HGTV Flip": The terrifying drop in renovation quality on recent listings

Has anyone else noticed a massive drop in the actual quality of renovated homes hitting the market lately?

On screen, they look beautiful neutral paint, trendy gold fixtures, modern vinyl flooring and brand new kitchens.

But when you look closely, it’s a complete horror show.

In our property search journey we visited a property last weekend where they literally laid new flooring directly over rotting subfloor, covered up obvious basement moisture issues with fresh drywall, and did unpermitted electrical work that won't pass basic safety tests.

Sellers are expecting a $150k premium for these "turnkey" properties, but the underlying work is so poor that a buyer will have to tear it out in five years.

Is anyone else noticing this, or are buyers ignoring them or don't realize them?

Love to hear your story if you are both on buying or selling side.

Opinion Inflation-Adjusted Canadian House Prices vs. Mortgage Rates (1956–2026)

Post image
19 Upvotes

I thought it was interesting to look at mortgage rates and inflation-adjusted Canadian house prices together. There’s clearly a strong connection, but it’s not always as simple as “rates up, prices down.” Plenty of other factors play a role too.

No agenda one way or the other, just found the comparison interesting. Make of it what you will.

Requesting Advice Home search and TDSB school rankings

Long time lurker, first time poster.

After a lot of research and confusion, I'm turning to the community's wisdom. Here is our situation:

Couple with two kids (toddler and 2nd due anytime now)

We currently live in a relatively large condo.

Plan to upgrade to a semi or detached bungalow in the 1.2-1.3M range.

Ideally, we want our kids to be in Fl, but a good regular school will also be ok. All our friends with kids plan to or have moved to the suburbs stating the schools in Oakville/Burlington/Whitby/Ajax/Newmarket etc. are all "really good". Of course, affordability is also a factor.

We don't want to move out of the city as I cannot see myself driving for 1-1.5hrs each side everyday (I have to go to the office daily, my spouse goes in thrice a week).

What puzzles me is that almost every other school (in areas that are in our budget) I see on housesigma is rated below 5 most towards 2-3. How can a such a major world city have so many schools that are rated this low!? I do understand that it is just a number and there are many factors that dictate if a school is good or not.

Also, what I don't get is that the Catholic schools in the same catchment are rated much higher.

Any tips or suggestions from others who were/are in the same situation as us? How did you go about this and evaluate which neighbourhoods are the right fit from a schooling perspective?

Appreciate the help.

TL;DR: Family of 4 wanting to buy a $1.2M–$1.3M home in Toronto seeks advice on finding good schools without making the move to the suburbs, despite apparent low ratings

Appraisal Pre-construction appraisals...

A mortgage broker just told me my pre-construction condo (531k) is appraised at 455k... this is a condo I want to live in. I think other brokers (especially banks) will give me the same appraisal. I guess I'll have to cough up the extra cash upon closing on top of every other cost. I think I'll have barely enough savings to close and make up the difference, unless it falls even further. Closing has been pushed multiple times since 2023. The latest tentative closing date is October next year.

I know pre-constructions get a lot of hate... justifiably so. Builders have an insane amount of leverage over buyers. Having to wait multiple years + having to now pay more to make up the appraisal difference is nuts. Maybe I can do an assignment sale if I forfeit my entire deposit. Haha, most assignment sales are not even allowed on regular MLS! And not only would you forfeit deposit, you would also pay the commission on top for the privilege of not entering a mortgage.

Assuming I want to close and take on the unit: mortgage rates aren't coming down anytime soon.

All the fears I had a couple years ago are now coming true, one by one.

Opinion Can the Next CPI Report Shake Up BoC Odds?

Post image
4 Upvotes

Just days before Canada's October 19 CPI release, the Bank of Canada rate outlook is looking interesting. As of October 15, CORRA futures-implied probabilities show a 70% chance of holding at 2.25%, a 30% chance of hiking to 2.50%, and a 0% chance of a cut ahead of the October 28 decision.

The market seems comfortable betting on a hold for now, but that 30% hike probability leaves room for a surprise. With CPI just around the corner, one inflation reading may change the conversation heading into October 28 and potentially influence expectations for December as well. A hotter-than-expected reading may keep tightening risks alive, while softer inflation may strengthen the case for holding rates steady.

The market has made its prediction. Now it's inflation's turn to weigh in.

Can the next CPI report influence October's rate decision or reshape market expectations for December?

Requesting Advice FTHB: Would you buy this Trinity Bellwoods house?

Hi TRE!

My partner and I are considering putting in an offer on a house on Bellwoods Ave and would love to hear from people who live near there.

This is the house: https://housesigma.com/on/toronto-real-estate/105-bellwoods-ave/home/5xLkv3Vpep6yDBNr?id_listing=ZxwR7MjEAXZ3KabB

https://www.realtor.ca/real-estate/30218006/105-bellwoods-avenue-toronto-trinity-bellwoods

We will ofc we will get an inspection done if we move forward, but trying to do my due diligence in the meanwhile.

You folks have been so incredibly helpful so far! Asking one more time! :)

It checks all the boxes for me, so I'm hopeful that this is the one.. 🤞

What's it actually like living there day to day? I love the idea of being so close to Trinity Bellwoods Park, but I'm a little concerned about how chaotic it gets in the summers.

Can you spot any issues with this house just from the listing? Any red flags that I might have missed?

One issue I saw when I went to see it was that certain parts of the on the second floor have a bit of a slope. It didn't feel uncomfortable to walk, but enough that I noticed it. Is this normal?

Also there are two really narrow bedrooms on the second floor, and if I buy the house, I’d want to remove the wall between them and turn them into one larger bedroom.

The wall doesn’t line up with the wall on the floor below, so I’m wondering if that’s a good sign that it might not be load-bearing? Obviously, I’d get a structural engineer to assess it before doing anything, but I’m curious if anyone here has experience with a similar renovation.

Would really appreciate honest feedback about the house & the neighbourhood from anyone who lives on this street or has lived there for a while!

Thanks again! :)

New Construction New Build Towns @ Islington and Steeles

Has anyone had experience with the Primont project of townhomes at Islington & Steeles?

I’m considering the project and would love to hear from anyone who has purchased from Primont before, or who has already bought into this development.
How has your experience been with the builder in terms of:
Build quality
Customer service and communication
Closing process
Finishes and workmanship
Any delays or issues

Overall experience and whether you’d recommend them
If you’ve purchased in this particular project, I’d especially appreciate hearing about your experience so far. Any feedback positive or negative would be really helpful.

Thanks!

Buying 100 coe hill drive feedback

Does anyone have experience living at 100 coe hill drive.

Looking to buy - were a young family, and want to know how are neighbours, sound insulation etc…

I like the spaciousness and being near the park, but also a bit worried about the stigma of living in a co-op. Is that real or am i being delusional that the stigma exists.

Renos / Construction / Repairs Architect needed for my renovation

• Upvotes

Hi Everyone.

I am considering buying a semi detached home in Toronto that is need of a renovation project.

It’s an older semi detached with closed off walls and would need to be refreshed too to bottom.

My initial thought is I would like to work with an architect to better understand what needs to be done as well design ideas to make it as functional as possible. Bonus points if they work with a structural engineer and do permits application for the city of Toronto.

Does anyone have any recommendations for this?

Buying Line 5 Condos (117 Broadway Ave) — Looking for Honest Feedback from Current Residents/Owners

Hey everyone!
I’m considering buying a unit at Line 5 Condos at 117 Broadway Avenue near Yonge & Eglinton and would love to hear from people who currently live in the building or have owned there.
I’m interested in what it’s actually like living here day to day, including building management, maintenance fees, amenities, construction quality and resale value. I’d really appreciate any honest feedback, both positive and negative!
1. Maintenance Fees & Building Management
● How much have maintenance fees increased since the building opened?
● What were the original fees compared with what you’re paying now?
● Do you expect fees to continue increasing significantly?
● How is property management? Are they responsive to complaints and maintenance requests?
● Are the common areas kept clean and in good condition?
● Any recurring issues with elevators, plumbing, heating/AC, leaks or general upkeep?
● Have you had any frustrating experiences with management?
2. Reserve Fund & Building Finances
● Does anyone know how the reserve fund is looking?
● Have there been any special assessments or unexpected expenses?
● Are there any concerns about the condo corporation’s financial health?
● Does the building seem well maintained for the long term?
● Have owners received any notices about upcoming major expenses or repairs?
3. Amenities
● How are the gym, pool and other amenities?
● Are they well maintained and actually worth having?
● Do they get overcrowded, especially during evenings and weekends?
● Are there any amenities that are frequently unavailable or disappointing?
● Are there extra fees or booking restrictions for certain amenities?
4. Outdoor Pool & Terrace
● How is the outdoor pool during the summer?
● Is it open consistently throughout the season?
● How are the outdoor terrace and shared spaces?
● Are there any restrictions on using these areas?
● Is there much noise from the amenities affecting nearby units?
5. Parking — Renting Out a Spot
My unit comes with a parking spot, but I don’t plan on using it, so I’d like to rent it out.
● How easy is it to find someone to rent a parking spot in Line 5?
● What is a realistic monthly rental price for a spot in this building?
● For those currently renting out their spots, how much are you charging?
● How long does it usually take to find a renter?
● Is demand strong, or do spots tend to sit vacant?
● Is it easier to rent to someone who lives in the building or someone from outside?
● Is there a building Facebook group, resident group chat or other place where owners advertise spots?
● Are there any condo rules or restrictions on renting to non-residents?
● Is the process straightforward, or have people experienced issues with management, access or payments?
6. Noise & Construction Quality
● Can you hear your neighbours through the walls, ceilings or floors?
● How is the soundproofing between bedrooms and neighbouring units?
● Is there much street noise from Broadway or nearby construction?
● Any problems with windows, balcony doors, appliances, plumbing or general workmanship?
● Have you experienced water leaks, flooding, condensation or other major issues?
● How is the quality of the elevators and other building systems?
● Have any construction deficiencies been addressed properly?
7. Utilities & Day-to-Day Living
● Which utilities are included in the maintenance fees, and which do owners pay separately?
● What are typical monthly electricity bills for a two-bedroom unit?
● Is water included for every unit, or is it billed separately?
● Is internet service reliable? Are there good providers available in the building?
● Any issues with heating or air conditioning?
● How is cell reception inside the units and common areas?
8. Location & Neighbourhood
● How do you find living in the Yonge & Eglinton area?
● Is the area convenient for groceries, restaurants, gyms and everyday errands?
● How is access to the subway and Crosstown LRT?
● Any ongoing construction, traffic or noise issues that significantly affect living here?
● Do you feel the neighbourhood is improving, staying the same or getting worse?
● Is it a good area to live in long term?
9. Security & Residents
● Do you feel safe in the building and surrounding area?
● How is security and concierge service?
● Have there been issues with package theft, unauthorized visitors or break-ins?
● Is the building generally quiet, and are residents respectful?
● Are there problems with short-term rentals or excessive turnover?
10. Resale Value & Investment Potential
● For anyone who bought pre-construction, how does the building compare with your original expectations?
● How have resale prices compared with what owners originally paid?
● Have you noticed many units sitting on the market or selling below asking?
● Is there strong demand for two-bedroom units in the building?
● Do you think the building will hold its value over the next 5–10 years?
● Are there any nearby developments that could affect views, noise or resale value?
● Knowing what you know now, would you buy here again?
11. Anything Else I Should Know?
● What do you like most about living here?
● What’s your biggest complaint?
● Is there anything you wish you had known before buying or moving in?
● Are there any red flags that prospective buyers should investigate?
● Would you recommend Line 5 to someone buying their first condo?
I’m trying to do my due diligence before making a decision, so firsthand experiences from residents and owners would be incredibly helpful. Feel free to comment or message me privately if you prefer.
Thanks in advance for any insight!

Selling Do these owners even want to sell?

The market has told them since May that their property isn’t worth over 800k and yet they keep on trying, bless them.

But if I was their realtor I’d be seriously annoyed that they can’t read the room.
