Request for kindness

I know the opinions in the sub can get a bit heated at times so I just wanted to remind everyone that whether you agree with realtors and/or their choice of career, they are also people.

My local area is currently the slowest the market has been for many years and two local realtors took their own lives this week. Both were seasoned agents with over a decade in the business, and both were relatively young.

I didn't know either personally but since they were around my age, it's had an impact on me and I just wanted to basically reiterate rule 1. Be civil. Because you never know what the person on the other end is dealing with.

Thanks.

Scammers Beware of Real Estate Coaching Programs – A Personal Warning

Over the past few years, a number of real estate coaching programs have emerged that are, frankly, horrific. These programs teach people to over-leverage themselves financially, make risky investments, and take zero accountability for their outcomes. Worse, they charge anywhere from $10,000 to $100,000 for “coaching” that provides little to no real value.

I want to share my personal experience and warn others who might be considering these programs.

Three years ago, when I was new to real estate, I hired one of these so-called coaches. I bought into their hype and ended up purchasing a duplex in northern Ontario for $530,000. I spent $215,000 on renovations, following their advice and “guidance.” Fast forward to today: I’m struggling to even sell it for $350,000.

I’ve since spoken with countless others who have been burned by the same programs. These “coaches” prey on inexperienced investors, promising success but delivering disastrous outcomes.

Some of the names that come up often: • Aaron Bae • Investor Mel & Dave • Kory MacKinnon • Riley Oickle • Mandy Braham

These programs are, in my opinion, nothing short of scams. They exploit the hopes and dreams of people trying to build a future through real estate. If you’re considering hiring one of these coaches, please think twice.

Do your research, talk to others in the industry, and avoid falling for their marketing tactics. There are better ways to learn real estate investing without putting your financial future at risk.

Stay safe out there.

looking at a small investment property

found a townhouse in the gta that needs some work but the bones are good. planning to rent it out after a light reno.

one thing i want to fix is the backyard. current setup looks rough and i know good outdoor space helps with rentals. thinking of adding some solid patio furniture that can handle the weather so it actually looks inviting.

anyone else upgraded the outdoor area on a rental and noticed it made a difference with tenants or listing photos?

Discussion trreb september numbers are out and it’s kind of a meh month. sales were 5,040, down 9% from last year, average price $1,006,409 (down 5.1%), and new listings dropped 14.4% to about 16,500

condos got hit the hardest, average was $605k which is down 7.7% from last september. the overall average actually crept back over $1M after being under it in august, but that’s mostly mix of what sold, not like prices are bouncing

what stood out to me is september is normally when things pick up after summer and it basically didn’t. sales were up like 1% from august when you’d usually expect 4% or so. buyers seem to just be sitting there waiting on rates and the economy

anyone here actually waiting for a bounce or just done trying to time it

Discussion Can the Next CPI Report Shake Up BoC Odds?

Post image
0 Upvotes

Just days before Canada's October 19 CPI release, the Bank of Canada rate outlook is looking interesting. As of October 15, CORRA futures-implied probabilities show a 70% chance of holding at 2.25%, a 30% chance of hiking to 2.50%, and a 0% chance of a cut ahead of the October 28 decision.

The market seems comfortable betting on a hold for now, but that 30% hike probability leaves room for a surprise. With CPI just around the corner, one inflation reading may change the conversation heading into October 28 and potentially influence expectations for December as well. A hotter-than-expected reading may keep tightening risks alive, while softer inflation may strengthen the case for holding rates steady.

The market has made its prediction. Now it's inflation's turn to weigh in.

Can the next CPI report influence October's rate decision or reshape market expectations for December?

News Toronto-area condos are being bulk sold at discounts as high as 45%. Now regular buyers have access

  • As Toronto’s condo crash deepens, developers are privately selling large blocks of unsold units to investment firms at steep discounts — deals that can be nearly impossible for ordinary buyers to access.
  • A new service is allowing individuals to access these secret sales for the first time.
  • These bulk sales are not listed on public markets in an effort to avoid affecting listed condo sales. Such transactions accounted for about 30 per cent of new-condo sales recorded in the second quarter in the Greater Toronto and Hamilton Area, according to real estate data firm Urbanation.
  • Until now, the discounts have been exclusively available to those with enough money to buy dozens of units at once.

NSRT tax

Good evening people,
I just found out I am royally screwed. Me, my sister and my brother in law bought a condominium together in 2024 (I was technically only meant to be a help for their mortgage approval so they needed my income). They are both citizens but I was on my work permit at the moment and still am.
We went through lawyer, bank and realtor for the purchase. But, none of them made me aware about the NRST tax? I just found out about it recently as my sister is attempting to sell the house due to her separation with her husband. And the new lawyer informed us about the tax.

How screwed am I in this situation? Like what can I even do here? What are my options?

Precon: end-unit freehold town vs detached on the same street, which is the better value?

Two pre-construction homes, same builder and same street in a North Oakville neighborhood. Occupancy 2027. Primary home.

**End-unit freehold town**: \~$1.07M, \~2,400 sqft, 4bd/3.5ba, 24×100 lot
**Single Garage Detached**: \~$1.19M, \~2,040 sqft, 4bd/2.5ba, 34×90 lot
Both: no POTL fee, unfinished basement, within budget, and sufficient for our needs.

So the detached premium is \~$120k (\~11%) and has 360sqft less space, countered by more land and no shared walls. Which is a better value and why?

Buying a bank-owned property with potential HST implications — nobody can give us a straight answer. Anyone dealt with this?

Hey everyone!

My wife and I are in the process of trying to purchase a property being sold by a bank under power of sale, and we’ve run into a frustrating situation involving potential HST.

The property is an existing residential home that we intend to use as our primary residence. However, we believe it may have previously been used as a short-term rental or investment property, which has raised questions about whether HST could apply to the sale.

Here’s where things get complicated:
The bank insists on including a clause making us responsible for any applicable HST.
The listing agent doesn’t believe HST applies, but can’t confirm.

Our real estate lawyer hasn’t been able to give us a definitive answer.

We’ve contacted the CRA directly, but even they couldn’t give us a clear determination based on the information available.

The potential tax liability is significant enough that it could completely change the financial viability of the purchase.
We’ve been negotiating back and forth with the bank, but the HST uncertainty has become one of the biggest obstacles.

We’re not looking to avoid paying legitimate taxes. We just want to understand our exposure before committing to what could be a substantial additional expense.

A few questions for anyone who’s dealt with something similar:
Has anyone purchased a bank-owned or power-of-sale property where the HST status was unclear?

Is there a particular type of tax accountant, lawyer, or specialist who can provide a definitive opinion before closing?

Are there documents we should be requesting to establish whether the property was previously used commercially?

Has anyone successfully negotiated a purchase agreement that protects the buyer from an unexpected HST liability?

If HST does apply to an existing residential property, are there circumstances where rebates might be available?

We’re feeling a little stuck because everyone seems to agree this needs to be figured out, but nobody seems able to tell us how.

Would really appreciate hearing from anyone who’s navigated something similar, particularly real estate professionals or tax specialists.

Thanks in advance!

Advice needed Buying a flood damaged home

I'm looking at a poured foundation home on the Hamilton mountain. I knew it had some sort of flood history, but the information is limited because it's an estate sale. It sounds like the owner had a backwater event, and has since installed a backwater valve. They ripped out the flooring in the affected room, but the framing around the walls definitely experienced some rot. There is some mold as well behind the washer/dryer, but when I looked at it, the most damaged wall was just framing in the basement for the drywall, not framing that supported the joists and along the stairwell. I know the mold is a serious concern, nut the basement didn't smell moldy, to which I think I'm pretty sensitive to. The moldy sections are not expansive, so I feel fairly confident I can handle with with the correct PPE.

I don't need the basement as liveable space, really. I am getting it at 470k, which may not be good enough a deal considering the condition, but it meets many of my other needs - it's small, it's cheapish, it's newish (for Hamilton, 1951) and it has a poured foundation. So if I just have to rip out what is in the basement and perhaps refinish the basement one day, so be it.

However, my broker messaged me saying that she can't offer financing until the lenders receive the home inspection. They are very concerned about the mold. I called CAA regarding insurance and disclosed the history, and they said they won't insure it at all until there's a full remediation. They directed me to a different insurance broker, but until I have more information regarding the roof age, electrical panel, and plumbing updates they can't offer me a quote or even let me know if I'm eligible for insurance.

I feel like many who read this will tell me just to run, but at this point I'm not afraid of work and expense. I have money for renos, and I am having a very hard time finding a small bungalow for sale in Hamilton with a poured foundation in my price range.

I'm looking for advice on my risks - aside insurance issues, what else should I be afraid of? How unlikely am I to get this home insured in it's current condition?

GTA homebuyers, homeowners and agents: UofT course survey on home searches and family traditions

Hi everyone! I’m a University of Toronto student working with a team on a CSC454 course project about how people choose homes in the GTA.

We’re exploring how practical priorities and family traditions, including Feng Shui and Vastu Shastra affect the search. We’d appreciate input from people searching or planning to buy, people who have bought a home to live in, and licensed agents or brokers.

These traditions don’t need to matter to you. Your perspective is useful either way.

The questionnaire takes about 10–15 minutes, or 7–10 minutes for agents. We don’t ask for your name, and responses are used only for our course project and reported in summary form.

Take the questionnaire [link: https://docs.google.com/forms/d/e/1FAIpQLSfBHeIMHIaXEnJrB_FBF2FXANqxCvMvnhcfTd0CDuKUh6IWkg/viewform ]

Thank you for helping us learn from actual experiences!
