Questions

first time home seller and my husband and I have a lot of anxiety about this process. We placed an offer end of Sept on a house contingent the sale of ours. They accepted and we had 5 days to get our house on the market. Our house took 3 days to get ready and listed and went contingent in 5 days of being on the market which was to us a good sign. They were on a plane when contracts were being sent back and forth so there was a slight delay in them returning them to us. Their offer was inspection with no requests and two days ago was scheduled for today. Yesterday, their earnest money was deposited and the inspection was confirmed with all parties. Today, they didn’t show up and did not provide any communication as to why. Is this a bad sign? Our anxiety is telling us yes that this is them ghosting us, but our realtor is saying it isn’t because earnest money was deposited less than 12 hours before their missed home inspection. Is it possible that they are just continuing without an inspection because of their initial no request? Any insight is welcome and appreciated, please delete if not allowed.

their earnest money is already in so i wouldn't panic yet. people flake on inspections all the time for dumb reasons like mixing up the date or getting stuck at work. if they had cold feet they probably wouldn't have sent the deposit the day before, that makes no sense

your realtor is right on this one. wait for them to reach out tomorrow before you spiral too much

thank you!! 🙏 I assumed our anxiety was also enhanced by doing everything for the first time

you know, your unfounded anxiety can be addressed by having your agent call their agent to ask "Hey, your inspector made an appointment for today at X pm but then didn't show. Have you heard from them?"

oh definitely. she reached out to them and we are waiting to hear back. Because it’s Friday night, I assume I’m not going to get a response tonight which is why I asked here🥲

Hang in there. Buying and selling houses is always stressful. Something always gets messed up, closing dates slip, title company does something stupid. Etc.

Breath and keep your heads up.

Do you mean that the inspector didn’t show or that the buyers weren’t present for the inspection?

We were not present for our inspection.
However, our realtor and inspector were.

We are also in the process of selling our house, inspection waived. But I felt a huge relief when the buyer deposited the earnest money. Their contingency was based on the bridge loan, not sale of their house. Their house was pending and fell through 2days before earnest deposit!

This is so stressful! We are also 1st time sellers. Bought our house 30 years ago. I feel like this whole process aged me a decade!

No one showed up, it was super odd. Sending you luck with selling yours! My husband bought our current house without me so this whole thing is entirely new to me. I second the aging me by a decade😂🥲

Maybe the day and time was communicated to you incorrectly. Your agent should have been able to reach their agent right away. It may be Friday night now but it wasn’t then.

Oh. I understand. We have so many road bumps in the 1st week. Hopefully, this is just a road bumps for you.

I wouldn't automatically take this as a bad sign, but I would definitely want some clarification.

First, congratulations on getting your home under contract so quickly! Especially with another purchase depending on it.

There could be a pretty simple explanation for the missed inspection. Scheduling issues happen, inspectors sometimes have to reschedule, or the buyers may have decided not to inspect.

But I wouldn't assume they're waiving the inspection just because they didn't show up.

Also, an inspection with no requests usually means the buyers aren't planning to ask you for repairs or credits. It doesn't necessarily mean they can't cancel based on what they find. That really depends on how your contract is written.

The earnest money deposit is encouraging, but it doesn't guarantee they're moving forward either.

I'd ask your agent to get a clear answer from the buyer's agent about what happened and whether they intend to reschedule. I'd also want to know exactly when their inspection contingency expires.

With your next home depending on this sale, I wouldn't want to leave those questions unanswered.

For now, I wouldn't panic. One missed inspection doesn't mean the deal is falling apart. But I'd definitely want better communication from the other side.

Thank you so much! This was very insightful and explained a lot. So far, we have not heard anything back so I’m leaning more towards it falling thru.

How long do they have to do the inspection? If today was the last day and it wasn't done the inspection clause is over. EMD has nothing to do with the inspection. I would not worry over this they may come back asking for more time to do the inspection but they've blown their deadline. One of them may have planned on being there for the inspection and couldn't make it.

I’m not 100% sure on timeline to do said inspection. We didn’t know they didn’t show up until late Friday, our realtor mixed up the lock boxes and realized ours had not been accessed. (We weren’t there during the time and have no cameras so just assumed) it’s now Monday and a holiday but still haven’t heard anything back🥲

Do you think that the inspector couldn't get in because of the wrong lock box given? Do you have copies of the offer? Time frame for inspections should be in there. Your agent should be on the phone with the buyers agent for info not sure why they haven't communicated.
