As I wander the various internet forums, I've noticed quite a few misconceptions about property taxes. I wanted to explain our system to hopefully make the system make more sense. If you happen to already know all this, good job! You get a gold star, please wear it on your forehead to work tomorrow.
Before we get into it, here's some required viewing.
Some highlights:
It's not super important to understand, but for what it's worth: The tax rate is calculated by dividing the amount of revenue needed (last year's budget) by the total of adding up all the property values in the area. Here's an example, it's called the Mill Levy. It's only important to understand, in my opinion, in that it's not a flat rate that punishes you with higher taxes as your property value increases, rather, it's a system to calculate a shifting rate that essentially negates rising home prices. Clear as mud?
Alright, u/squrr1, you ask, what does that mean for me? Let's use some nice round numbers for an example:
Say you own a home in Logan School District boundaries. Last year the county assessed its value at $400,000. Since you own your home and live in it, you get an automatic 45% discount on your property taxes. After all that, your property tax bill was $2000. Of that $2000:
Now, let's say your home's assessed value increased to $500,000 this year. Great, equity! But oh no, you can't use that equity without selling your home; it would suck if your tax bill just automatically jumped 20%. Good thing it doesn't! Since the whole valley also saw their homes increase by 20%, your property tax bill goes up a whopping.... zero dollars. This is because the tax rate automatically decreases as property values rise, (and vice versa, this is where the 'Mill Levy' business from before comes into play) designed to grant each taxing entity a relatively flat budget from year to year.
Once again, there is some nuance, as homes don't all appreciate at the same rate, new homes get built, and commercial property values also factor in to the overall equation. Don't worry about it.
Imagine you're the school district. You want to know how much to budget for for next year. While it would be nice if rising home values gave you a windfall, falling home values would mean budget shortages. It's best to have a system that's predictable.
Now, say the county realizes it doesn't have enough money to keep up with inflationary costs. They propose raising their rate by 15%, because their accountants tell them everything now costs 15% more. Some people see that number and assume it means their $2000 rate goes up 15%, and will now be $2300. I'd be mad too! Fortunately, that's not what happens. First, the county has to go through a "Truth in Taxation" rate increase process. They have mandatory public notice and meeting requirements they have to follow (as an aside — these requirements are very strictly enforced, and both Hyde Park and Cache County School District's proposed rate increases this year were rejected by the state for not following the rules) Assuming they follow the rules, and go forward with the 15% increase, that means 15% of their existing $260 on your bill. The county portion would go up to $299, increasing your total tax bill to $2039, or a total tax increase of 1.95%.
There was an interesting article in the news today, indicating recent years have seen an unusual increase in residential property taxes, due to relative value of homes raising faster than the value of commercial properties. The legislature released an audit on their findings, though unfortunately it doesn't appear they looked specifically at Cache County. (some light reading if you're having a hard time falling asleep)
Another quote from the video:
"There is a sentiment by some that Truth In Taxation has worked too well. Some communities hesitate to raise taxes even as cost to the county from vendors have increased. Eventually the budget gets stretched too thin and local government has to go through the process, usually resulting in a major tax hike. But the question remains: is the issue with law or does it have more to do with the elected leaders not wanting to be held responsible for raising taxes"
You are here! This is the position many entities find themselves in, and I think Cache County is here this year. It's never popular to raise taxes, but if you don't, you eventually have no choice but to cut back services. That's just inflation. Often, politicians refuse to raise taxes because they want to get reelected. By the time we need to pay the piper, you'll either be a firmly embedded incumbent, or it will be someone else's problem. That's a risky way to run a government, if you ask me.
Alright, that was fun. Here's a TL;DR;:

I'm looking to have a large old home painted next spring/summer, but so far my only experience in town has been with smaller and slower jobs (individual painters with great skills, but I think the speed I need will take a team).
I'm wondering if anyone has any experience with a painting company who has the equipment and skills to do a larger job well, but fairly quickly. I'm hoping to get on the schedule now for next summer.
Thanks!

Peter Crosby and Blake Moore, candidates for Utah’s newly drawn 2nd congressional district (which includes Logan), debated last night at USU. Here’s the recording from the Utah Debate Commission:
I was really impressed with Crosby’s thoughtful answers on everything from data centers to flock cameras and affordability and quite disappointed by Moore’s non-answers on these important issues.
I don’t dispute that Moore has gotten some good things done for Utahns. But he has also been silent and complicit in the face of so many policies that are harming us- like tariffs and the Iran war.
As Crosby told reporters after the debate,
”I think a distinct difference between [Moore] and myself really is boiled down to [that] Blake Moore is fine with the path that we’re on. I’m not. And if we’re going to have something different happen, we need different representation.” (Salt Lake Tribune)
Ballots are arriving today. I’ll be voting for Peter Crosby, who hasn’t been bought by big tech like Moore has (e.g., see FEC filings on Meta and Google contributions to Blake Moore through the Super PAC “Defending Utah Values”).
I hope you will consider voting for Crosby too! He truly seems like a great candidate with strong moral character- and he’s our neighbor here in Cache Valley (note Moore does not live in our district, the one he is running for).

Honestly, I know there may be nostalgia associated with this place. But the real question is: how has it remained open for so long? The chicken was grey, everything was out of a can and tasted either cold or of heat lamp. My family and I always tease and have discussed this topic, and we joked that it was a money-laundering front.
I like it 🥶

Why do you guys think the current job market is so bad out here in Logan? I've been through several interviews for entry-level jobs that require BICSI 2 Copper and Fiber which cost over $5,000. I've got over 16 years experience making and running ethernet with the Army, but I can't get a job offer here because they want me to have Utah specific certifications instead of the ETA FOI certification I got through the Army.
Are there any alternative ways to get these specific certifications that will land me the jobs? At this point, I'm thinking of finishing up my Sec+ and commuting to Roy instead of supporting the businesses up here.

Hey all, with the weather turning I’m looking for anywhere indoors we can take our toddler that has places to play and/or other children.
Our first child is newly walking and we’ve been surviving these last few months on daily trips to the park. We don’t have a big house or yard or any family of friends near by so most days it’s the only time she gets out/sees anyone except for my husband and I.
My husband stays home with her during the day while I work, and I can tell that these last few days where they haven’t gotten out due to the rain have been rough on both of them. It looks like the Logan library does story time twice a week, but I’m struggling to find anything else. Of course, I’m sure there are moms groups in the area, but as mentioned, my husband is who is home with her during the day.
Anyone have tips or tricks on what have kept them sane throughout the winter?

So what's the deal with the flock cameras at HD? I never signed up to live in a surveillance state.....I know i know my phone, my computer, literally everything with internet is tracking, watching, recording etc, but to me the flock cameras are in your face and it bothers me. If I park behind the camera on the south where there is parking available can it still see me from the north camera just off of 12th north or whatever it is. It's Noone business what im doing at HD and they can use ARTIFICIAL intelligence to study my transactions if they are so concerned.
Hey everyone, I was curious, if someone had a day job that they needed done, where do they hire their day laborers? When I was a kid growing up in Denver my dad would head over to the Home Depot and hire some guys to help him do jobs that he couldn't do alone (like place some heavy stones in his garden, since my dad had a bad back). And no, they weren't illegal (as far as we could tell) because most of them spoke perfect English and some of them weren't even Latinos.
Where can someone hire some people like this? My elderly neighbors need their fence replaced and I'm having a tough time getting the concrete out of the ground and need to hire a few extra people to help me.
Any ideas?
Who’s the best in town or near? Need it by end of this week (previous person fell through).

Logan may welcome data centers — if they stay significantly smaller than a new Target

Hey! I’m new to the area, 40yo F.
Military PCS brought me here.
What’s there to do?
A couple of months ago I saw someone mention a bookstore coming to Cache Valley but I haven’t seen anything since. Does anyone know anything about this?
