Lease Break / Lease Takeover Lease Takeover - top-floor Chelsea 1BRm W16th & 7th Ave ($4350 a Month)

Looking for someone to take over my lease effective 11/1 for an apartment I truly loved and have lived in for 1.5 years, as I'm moving to Spain. No brokers fees as I already covered this.

This is a top-floor apartment, and the best part is the huge skylight over the living room. Natural light pours in all day, and includes vaulted ceilings. Original hardwood floors with inlay detail run throughout, and there's a bathroom skylight too, which is a rare find.

The layout is smart. Arched doorways, a pass-through window from the kitchen into the living room, a real entryway, and a bedroom that fits a full bed plus a wardrobe. The kitchen has plenty of cabinet space, a gas stove, and a microwave.

The location is the real win. You're steps from the 1/2/3, F/M and L, Whole Foods, Trader Joe's, and the Chelsea Market and High Line crowd, and the block itself is quiet.

Rent is $4350 a month, security deposit of $4200 will be required. If interested please fill out this link as I am looking to schedule tours this weekend. Thanks!

Is this super common? Winning the housing lottery feels like an impossible dream but then - it appears the units or buildings are not all that great. Anyone else have this experience?

Selling my gut renovated 1 bedroom + windowed home office located on a quiet tree lined street in prime Williamsburg. Walls and ceilings were sound proofed during construction. All windows/floors etc. were replaced. The block is peaceful yet you’re down the street from Sauced, Layla, Misi & Domino park.

This was converted from a 2 bedroom to get a larger primary bedroom/ walk in closet. Perfect for those WFH! Includes in unit washer/dryer, exposed brick accents, mini split A/C, vented kitchen/laundry exhausts and Berry Park views. 5th floor walk up, income restricted building (generous cap). We loved living in this building so much but it is no longer doable with 2 kids! Feel free to DM me with questions!

Open House: Sunday, 10/18 from 12:30-1:30

Advice/Question Can I pay to renovate a vacant rent controlled apartment?

I recently saw a story saying that there are 1000s of vacant rent controlled apartments, because the cost to renovate would exceed the value of having a tenant.

I was thinking… what if a tenant paid for the renovations? You could definitely make the math work for the right unit / rent price / duration.

Is there a reason people aren’t doing this?

Does anyone know how to find these apartments / get connected with owners?

Looking For Room nyc can we manifest this 4 me??

Post image
36 Upvotes

Ngl, this is my first post. I Usually come for advice and stuff. Anyway…Hiiii! I’m Marvin and I’m looking for a room in nyc. Rn I’m living on Long Island and would love to finally live in the city. Tbh this 2h commute every day is starting to get to me (shoutout to all the LIRR baddies). I only have a couple of months left till my visa runs out so I’m trying to make every day count.

My budget is around $1300 and I’m pretty flexible when it comes to viewings and stuff. Oh and I’d appreciate a roommate that’s close to my age.

I love a yap and being w people, but @home I love a calm vibe. During the week I spend most of my time in college, since I do have classes 4 days of the week. The rest of my time I spend mostly w my friends exploring nyc's museums, parks, cafes and bars. I love being outdoors but when it’s rainy I love a (u already know) MOVIE NIGHT.

If you are looking for a roommate or know someone who does, feel free to reach out on here or on instagram. 🌟

Apartment Listing SUBLET! Park Slope/Gowanus – $1250/Month (3-7 month sublet)

Hello! Our roommate won the housing lottery so we’re looking to fill 1 unfurnished bedroom in a 3 bed / 1 bath. Month-to-month sublease starting Nov 1. Minimum 3 months, but we are ideally looking for someone who can stay until our lease is up at the of May. Must be okay with dogs!

The unit is drastically below-market for the neighborhood and in an incredibly convenient location. We're lived here for almost 7 years, really love it here, and have made lifelong friends with past roommates. Looking for an experienced renter who's tidy, considerate, communicative, and wants to help care for the space (as a home, not a crash pad!)

Apartment: up 1 flight of stairs and has a generous layout, big windows, and great natural light. The common areas are pretty much furnished, however we’re flexible with the layout. Your room will be on the opposite side of the apartment from the other two. It measures about 7x10 ft plus a closet. Utilities (electric, wifi, heat) averages $100-150/month depending on the season.

  • On the block itself is a laundromat, 24h bodega, 24h puregym, local coffee shop, bar, and urgent care.
  • Half a block from the Union R. One stop connects you to the F, G, 2, 3, 4, 5, N, Q, W, D, LIRR. It takes about 20 minutes to get to downtown manhattan.
  • Whole Foods 5-10 min
  • Barclays Center 10-15 min
  • Prospect Park 15-20 min
  • Tons in the neighborhood - public records, powerhouse arts, ripped bodice, the bell house, open streets in the warmer months, etc :)

Roommates: you’ll be living with two siblings. 30-year old female, wfh freelance marketing and grad student. 26-year old male working as a chef. Also living here occasionally is my 15lb poodle mix (hypoallergenic, trained, very friendly) who mostly hangs out in the other half of the space.

Requirements: DM with a little about yourself, including a LinkedIn or social account. We're actively showing the space, so please include timeframes of when you can tour it – flexible most days after 2pm.

  • Proof of employment and/or bank statements
  • 1 month security to secure the sublease + 1st month rent due at move-in.
  • Sorry no couples.
  • Pets allowed case-by-case.
  • Please confirm what your intended move-in date and duration will be!

If this is up, it's still available. Thank you!!

Advice/Question Heat season started Oct 1. What NYC landlords have to provide, and what to do if your place is cold

Heat is coming on in a lot of buildings right now and the same questions come up every year, so here's the short version.

The rules, October 1 to May 31

  • 6 AM to 10 PM: if it's below 55 outside, it has to be at least 68 inside.
  • 10 PM to 6 AM: at least 62 inside, no matter the outside temp.
  • Hot water all year: at least 120 degrees at the tap.

This applies whether you're market rate or rent stabilized.

If your place is cold

  1. Tell the landlord or management in writing. Text or email with the date, time, and temperature.
  2. Get a cheap thermometer and take photos of it in the middle of a room, not by a window, with the time showing.
  3. File with 311 by phone, online, or in the app. HPD usually contacts the owner and can send an inspector. No heat or hot water is a Class C violation, the most serious kind.
  4. Ask your neighbors to file too. Several complaints from one building get more attention than one.
  5. If it keeps happening, HPD can do emergency repairs and bill the owner, and tenants can bring an HP case in housing court to get a repair order. Met Council and Housing Court Answers can help you figure out the next step.

Your landlord isn't allowed to retaliate against you for complaining. If something weird happens right after you file, like a sudden nonrenewal or harassment, write it down and talk to a tenant org.

If it's too hot or the radiator bangs

With a one pipe steam radiator, the valve at the bottom should be all the way open or all the way closed. Halfway is what makes them bang and spit water. If the little air vent on the side hisses all day or the radiator never gets warm, tell the super, the vent may need replacing.

One more thing. I'd skip withholding rent on your own to force a fix. It can backfire in housing court. File the complaints first and get advice if it drags on.

Anything I missed?

Advice/Question Broker Recommendation - Manhattan

Running into walls trying to find my daughter and her roommate their first apartment in Manhattan. Competition is brutal. Budget is 5-to-6.1 k for a two bedroom that isn't a death trap. Has anyone had good luck with a broker specifically focused on UES, Murray Hill, Kips Bay, East Village, Soho, etc.. Hoping we can find someone who can identify off market properties or at least give the girls early access. I welcome any recommendations.

Hi!

My husband and I are leaving our apartment in November and are looking for someone to take over the lease until March 1, 2027. It's also possible to extend the lease for longer if needed.

We're in Hunter's Point, at 4545 Center Boulevard, one subway stop from Grand Central and one ferry stop from Midtown and Williamsburg. The G and E trains are also nearby. It's a fairly spacious 1-bedroom, south-facing, on the 19th floor.

It's a cool building with full amenities (doorman, gym, tennis courts, roof deck, etc.).

Rent is 4330$ per month. We can offer a discount for the 3 months takeover!

DM me for more info!

Room Listing [Lease Takeover] Room in Bushwick | $1,283/mo

Hey everyone,

One of our roommates is moving out and we’re looking for someone to move into their room. Our apartment is 3 bedroom, 3 bathroom in Bushwick, about 5-10 minutes from the Wilson L stop and 10-15 minutes from the Halsey J stop.

The room is cozy, furnished, and comes with its own bathroom.

Details:

  • Rent: $1,283 per month (for the room). Available right away. Lease renewal in April (1y)
  • Location: Wilson Ave/Eldert St.
  • Utilities - Split equally. Each utility is in a roommate’s name. Would need to transfer gas over to you (about $100 per month. Total utility bill is around $350)
  • Overall Room Size: 10’x14’
  • Furnishings: Queen bed w/ mattress, standing adjustable desk + monitor, chair

Pros:

  • In-unit washer and dryer
  • Private bathroom
  • Heating and AC (it’s a recently upgraded mini-split system where we all get a unit in our room)
  • Maintenance tends to be pretty responsive
  • Directly above grocery store
  • Sunlight

Cons:

  • Distance from Manhattan. Personally, I’ve been living here for a few years and don’t think it’s that bad (about 40ish minutes to midtown) and we have alternatives when one of the lines is down. But we are past Myrtle-Wyckoff, so the MTA tends to cut service for several weekends out of the year.
  • This is the street facing unit, so it is louder especially during the summer. However, we’ve noticed things almost always stop at midnight and people tend to not be too disruptive
  • We don’t have a huge kitchen and our oven probably should be replaced (we don’t use it and haven’t bothered getting it fixed). Everything else works though
  • It’s an old building, and the insulation quality varies. I think that room can run a little colder than the rest of the apartment during the winter

About us:

Two men in our twenties. Software engineer and architect. We go into the city most of the week for work. We like birding, geography, public transit, and YouTube documentaries. Decently clean and quiet (we don’t really fit Bushwick stereotypes lol).

If you’re interested, send me a dm with some of your socials (like Instagram and Linkedin).

Dumb Post Avoid ERNY LLC

I had an apartment viewing scheduled with an agent from Erny LLC. He showed up late and left me waiting outside obviously. When he finally arrived, he started chatting with the other people viewing the apartment and texting on his phone so I don’t get the point of scheduling a stupid appointment, as if my presence there didn't matter. On top of that, the apartment had no working lights during the viewing, which made it hard to properly see the unit. I found the whole experience unprofessional and disrespectful of a client's time.

Advice/Question Rudin Managed Buildings

I just got approved for a new lease and reading the lease agreement and seems pretty strict to me... I can't make my own copies of the keys and will have to pay $450 if I lose a key, I'm not allowed to flush down flushable wipes, if I let someone use my key I have to register their name and address, I have to remove snow and any ice off of balcony... I'm a little nervous to move in, is this normal lease agreements and isn't actually as daunting once you move in there?

** thank you all for informing me you should not flush “flushable wipes” down the toilet. After hearing some of these stories, I promise I’ll never do it again!! Never realized before you couldn’t flush them!

Advice/Question Security deposit not returned yet - Can they keep amenity fee deduction?

My lease ended 9/30 but I moved out earlier and had another roommate take over my remaining lease. A month ago they sent me an invoice for the security deposit amount I would get back and signed it off but it's been over 14 days since my lease ended and they're still waiting for the bank to process the check. They deducted $30 from my security deposit because I missed two months of our gym fee. Do they have rights to deduct that money now that it's been over 14 days?
